The Budva Riviera Paradox
Prices in Bečići are up 14% year-on-year. On paper this makes no sense — global uncertainty, rising rates, cautious buyers. But the Adriatic coast operates by its own logic. We're seeing a wave of buyers who sold properties in Western Europe and are rotating into Montenegro for value. They're not chasing yield. They're chasing lifestyle. And Budva delivers it in a way that no spreadsheet can capture. Our take: this isn't a bubble. It's a permanent re-rating.

Bar: Montenegro's Hidden Gem
Three years ago clients laughed when we suggested Bar. Now they call asking if anything is left. The city has a port, a railway, a clean beach, and prices still 40% below Budva. The infrastructure investment coming from EU cohesion funds is not speculation — the planning documents are public. Šušanj specifically is changing fast. Studio apartments bought in 2023 at €55K are now trading at €72K+. We were early. Buyers who come now are still early.

Inside Kotor's UNESCO Premium
There are approximately 60 privately owned apartments within the Kotor Old Town walls. We know because we counted. The city does not permit new construction inside the fortifications — what exists is all that will ever exist. When one becomes available it rarely appears on any portal. It moves through networks. We currently hold one such listing. The UNESCO designation is not a marketing label. It is a structural supply constraint with no solution. That is the definition of a durable asset.
